Roofing, Waterproofing and the Building Envelope

PLEASE NOTE THAT THIS CLASS HAS BEEN CHANGED FROM ITS ORIGINAL DATE OF AUGUST 18TH.
The new California building code, which became effective statewide on January 1, 2008, is based on the 2006 International Building Code and not the 1997 Uniform Building Code that we have all become accustomed to using for the last 10 years.

The new IBC and CBC have many specific changes that effect roofing, waterproofing and building envelope professionals. Most significantly, the old Codes generally required that the construction (builder) prevent water intrusion to the interior. The new Codes have been changed to make them more stringent and specific. Language has been added in the Codes that requires both "design and construction" to meet the intent of the codes, not just construction. As a result, the new codes shift more liability on the design professional, requiring them to properly design the building envelope systems. In regards to water intrusion and water damage, new codes include vapor barriers and vapor migration within an assembly. This seminar will include a side-by-side comparison between the old code and new code as related to roofing, waterproofing, exterior walls and building envelope systems.

DURADEK Installation featured in JOURNAL OF LIGHT CONSTRUCTION

Here's a nice article in this months Journal of Light Construction's September 2008 issue on the installation of a Duradek membrane on a plywood deck in New Jersey...written by the general contractor of the job, Rob Corbo, it does a good job of explaining the process and showing detailed pictures of essential elements of the installation.

The one item I nit picked about is that they put the seam at the outside edge of the deck...to hide it under the railing. Logical choice for hiding it, but my thought is that the water running off could get trapped at the welded seam, where I'd arther have the seam at the inside wall area, and a nice 54"wide run let water run freely right off the edge without that possibility...

Rob does a nice job on his article and it certainly shows the relative ease of installation (Remember all you who might want to try installing waterproofing, the devil is in the details) of the Duradek membrane. You can purchase the aricle or subscribe to JLC and get 12 months of great issues chock full of valuable information!

It's worth the subscription price to me for one article that saves my you know what from getting into trouble!

Florida Community Association Journal's September issue features article on concrete balcony replacement & compares the costs on 2 methods of replacin


Project Enginer Sean Kauffman of Structural Preservation Systems LLC in Pomono Florida compares the costs involved with the very expensive task of concrete balcony replacement in his article just published this month in FCAJ.

His case study involves two fairly typical Florida style condo's-those being built with concrete balconies instead of a traditional wood framed/plywood covered deck.

Concrete sounds great and really is a product to build with, but like any product, needs to be protected. Wind driven, salt laden rain, (hello, Hurricanes and tropical storms) drives deep into concrete, attacking the rebar. Once rebar begins to rust, it's only a matter of time before you'll be spending big bucks to replace failing spalling balconies.

Now many high rises are being waterproofed with various products when they are being built...but there's a lot of condo's out there that will be doing balcony replacement and they would be wise to read this article. Comparing the traditional, or conventional method (every third balcony) to the Full Stack, or Simultaneous Method of Repair, Sean details out the methods and the costs of each, including the extra hidden type costs that can drive number sup, to show that the Full Stack method saved significant man hours on demo, 1267 hours of savings!

Construction defect lawsuits are an unavoidable part of the building business. They are also a lucrative business for plaintiff's attorneys who have built up a lot of expertise and earned a lot of money in such cases. These cases can, however, pit well-funded attorneys against builders with little experience in defending themselves. Scott Vivian wanted to level the playing field a little.

The owner of construction defect litigation consulting firm Pacific Construction Management International, Vivian used his background as an expert witness in these cases to develop a rapid response and loss mitigation service for developers and subcontractors to help them limit losses, avoid errors in dealing with homeowners, take advantage of right-to-repair laws and fight back effectively in court.

Desert Brand Announces Price increases, Becomes Latest To Do So...

Becoming the latest manufacturer to join the club of those who already have done so...Hill Brothers Chemical Company announced their Desert Brand Decking & Flooring division will raise material prices effective October 1st.

Approved applicators in the Bay Area will pay a little more than Los Angeles based applicators, reflecting the extra cost of shipping the materials 400 miles further north.

Hill Brothers is a chemical giant, manufacturing and reselling a variety of chemicals used in agriculture, water treatment and other industries.

Desert Brand, their flooring and decking Division, manufactures Magnesite and Desert Crete/Desert Flex for use on walkways, stairs, decks and roof decks.
