From APRA's Newsletter-The 1% Rule

Saw this in the latest APRA Advisor.
Don't forget to sign up for my webinar on decks
with APRA, speaking of leaks...

One Percent Rule
Most building professionals would
agree that water intrusion problems at
exterior walls typically are found at
changes in plane and/or changes in
material, such as door and window
perimeters and wall intersections with
decks. The "One Percent Rule" states
that 99 percent of the sources of water
intrusion damage is found in 1 percent
of the building envelope.
Water infiltration usually occurs at the
transitions between the work carried out
by different contractors. In most cases,
successful long-term weatherproofing
of these transitions requires careful
design and installation of flashing
crafted from corrosion-resistant metal
or flexible waterproof membranes.
The International Building Code (IBC)
includes the following guidance for
flashing exterior walls:
• Flashing shall be installed at the
perimeters of exterior door and
window assemblies, exterior wall
intersections with roofs, chimneys,
porches, decks, balconies and similar
projects and at built-in gutters and
similar locations where moisture
could enter the wall.
• Flashing with projecting flanges shall
be installed on both sides and the ends
of copings, under sills and
continuously above projecting trim.

Faulty decks , weatherproofing, doors, stucco and roof lead to 1.5 Million Settlement

Saw this press release from the Miller Law firm on a condo in San Francisco that recovered money for faulty construction...

/PRNewswire/ -- A contemporary condominium building at 1970 Sutter Street has recouped $1.5 million for numerous construction defects after only 9 months from hiring The Miller Law Firm.

(Logo: http://photos.prnewswire.com/prnh/20120418/SF89665LOGO-b)

The 19-unit residential building is located in the neighborhood where lower Pacific Heights and Western Addition converge.  The settlement was reached in mediation and is being funded by insurance companies for the builder, 1960 Sutter, LLC, the general contractor, Nibbi Brothers Construction, and window manufacturer Milguard Manufacturing, Inc. Failure of weatherproofing systems on the stucco siding, roof, windows, decks and doors, with water intrusion into the interior walls, floors and ceilings plagued this building. Damages of $78,000 per unit were recovered.

According to Thomas E. Miller, CEO of The Miller Law Firm, "This Association came to us after having been in litigation for nearly three years with no trial date and no resolution in sight.   Consumers should know that construction defect claims are a highly complex area of the law and the expertise needed to obtain a timely recovery is key."

Jeff Ho, President of the 1970 Sutter Street Owner's Association, states, "Getting a second opinion on the progress of our case was key to helping us determine that a viable alternative did exist to return a favorable recovery in a reasonable amount of time."

According to Karen Katz of Property Management One, "The serious defects and frequent repairs that this building faced were overwhelming.  Having this claim resolved with a recovery that will let them rebuild is important to the owners and to the community."

According to Rachel Miller, Senior Partner of The Miller Law Firm, "Associations who simply need advice turn to us every day.  These communities show such relief in hearing that it is possible to resolve a claim in a reasonable time frame.  Associations do have a resource."

Thomas E. Miller and Rachel M. Miller of The Miller Law Firm (www.ConstructionDefects.com) are the co-authors of, "Home and Condo Defects:  A Consumer Guide to Faulty Construction," (Seven Locks Press, 2012), available online at  www.amazon.com.

Detailed information regarding this case can be accessed via the San Francisco Superior Court website at www.sftc.org, case number CGC-09-486342.

Tremco Launches One-Coat, Low-Odor Deck Coating

http://www.tremcosealants.com/news-events/news/vulkem-oc810.aspx

A durable, one coat, low-odor deck coating solution is now a reality for light pedestrian traffic areas such as balconies, roof terraces and mechanical rooms. The culmination of a two-year R&D initiative, Tremco's Vulkem OC810 Coating is a high-solids, aliphatic urethane membrane designed to be applied in one 35-40 mil coat for aesthetically pleasing, durable waterproofing protection that is mildew- and fungus-resistant and low VOC (less than 30g/L).

Unlike traditional base and top coat applications that can take several days to apply, the appropriate Tremco primer and innovative Vulkem OC810 coating can be applied within the same day, allowing contractors and building owners to shorten construction timelines, realize labor cost savings and minimize the impact on occupants of inhabited spaces. Tremco Rubber Aggregate 12-20 mesh, a specially engineered system, is used with Vulkem OC810 to impart skid resistance and provide additional surface texture.

Vulkem OC810 will be available in the standard Vulkem Deck Coating colors of beige, maple, limestone, gray, and slate gray. The product is compatible with Vulkem 191 Low-VOC Primer (for exterior applications or applications where odor is not a concern) and TREMPrime MSUP Primer (for interior applications or applications where odor is a concern).

"Carlisle has been a great partner and supplier for years", says Joe Virdone, Pecora Corporation President and CEO.   "This agreement provides us a better opportunity to manage our businesses.  Very importantly it also establishes a platform for Pecora to broaden our offerings in this changing marketplace."

The purchase includes all brands and formulations of the deck coating product line. The products will be co-branded by Pecora and CCW for an appropriate period of time until the acquisition integration is complete and well understood in the marketplace.  Until further notice all orders will continue to be processed through CCW.

This new acquisition increases Pecora Corporation's presence in the coatings market while enhancing the growth potential through expanded specification acceptance.  During the transition and beyond, customers will receive the same excellent customer service and support with the deck coating products as they have come to expect with all of Pecora's product offerings.

HIDDEN HOLES IN WOOD FRAMED BALCONY CONSTRUCTION

By Rocco Romero RA       Wiss, Janney, Elstner Associates, Inc

For more articles and information, see us at www.deckexpert.com.
I found this article while on a Google search. This is good info for
everyone on this list.

Excerpt-Balconies offer an important benefit of
living in a multistory apartment and condominium
building by extending usable living
space to the outdoors. In some cases, exterior
elevated walkways act as corridors to
provide access for residents to their units
and include stairways that are also exposed
to the elements. The desirable exterior exposure
of balconies and corridors also creates
a challenge in controlling water leakage.
Poorly detailed and constructed transitions,
interfaces, and penetrations often lead to
water intrusion into the occupied tenant
spaces of the building and may also result
in substantial distress to the building’s
exterior walls and structure.
In woodframed
balcony and exterior
elevated walkway construction, detailing at
transitions, interfaces, and penetrations is
often the most challenging and critical
aspect of waterproofing system design.

 Job Profile-Mariners Inn-Cambria

YOU OTTER SEE IT!

The aging Mariner’s Inn was showing it’s wrinkles. Sold off to a new investor, the motel underwent a quick redo for the summer season while plans are drawn for a new hotel to be built in a few years.

In the meantime, the main attraction, the second story view deck needed major repairs. The ocean views are great, whales spouting off the coast were keeping us enteertained while we worked, otters and pelicans, gulls and terns are in abundance!

The job started with a tear off by the general contractor of the old decking, down to framing. Repairs to the framing and sloping installed via rip strips and new plywood solved that problem.

We then flashed the deck edges, then we installed Desert Crete decking over the lath as it was put down to isolate it from any salt air.

Rick Low of Associated Development Services loves the new decking system. Desert Crete is Class A rated as a fire retardant deck, holds up against use and abuse and provides a cost effective waterproof roof over the lobby area too.

Desert Crete was selected as the best choice for this hotel over competing systems offered by local contractors. Let me show you why you should select Desert Crete too.
