Job of the Week...or What 23k Worth of Materials Looks Like...


Central Coast Waterproofing is doing a big job in Monterey County. We took delivery of the Mer-Ko materials today; 33 thousand pounds worth... plus all the copper flashing-1400 lineal feet, 58 door and window pans, post collars, counter flashing....

Here's a picture of all it stacked up-15 pallets worth-waiting for us to put it down. It's a tile ready waterproofing system, with an inch of underlayment that we are putting on, reinforced with Structalath. 3500 square feet of decks worth of work...we've spent 2 weeks doing the copper flashings and door pans plus all the window sidelite pans and now we are ready to waterproof it all with Mer-Ko ARC membrane. All the copper was sanded with 100 grit to achive a rough finish to bond to, then encapsulated the copper to isolate it from air with Mer-ko waterproofing primer and a membrane.

The job was a 14,000 square foot courtyard over a parking garage that needed extensive renovations and then waterproofed.

My friend Dave DiBaggio has a small family owned corporation down in San Clemente...he does deck coatings, floors, stamping, concrete repairs and overlays. Dave is like me, he knows that he needs to be on the job to assure that it goes right and that the personal responsibility is there.

Job of the Week...Pool Deck Rehab in Huntington Beach






TheDeckExpert's professional crews took on this job at an Apartment Complex run by Avalon down in Huntington Beach over the last few weeks; it's a big concrete pool deck with an old failing coating on top.

This job had Life Deck or Westcoat products specified for recoating the deck-guess what product we used?

First, we shot blasted off the old surface down to the substrate.
Because of extreme damage to the concrete from exposure to chlorine and other chemicals, the shot blasting took off the top layer of concrete with it, leaving aggregate exposed.
This was repaired with a bond coat of Life Deck AL1, followed by a smoothing coat of AL2.

Because there were so many cracks on the deck, chopped mat fiberglass was used to cover and hide them.

After treating the deck with fiberglass and a topping coat, we applied a knockdown troweled texture and then applied 2 coats of pigmented sealer to the deck.

The result is a beautiful new deck that with proper care and maintenance, will provide years of life and improve the property's appearance.

West Coast Waterproofing Services Finishes $250k Job at Pine/6th in Long Beach







Having started this job way back in November of 2007, West Coast Waterproofing Services of Paramount has just completed the final phase of the job, completing the application of the finish to the public courtyard at 100 6th Street in Long Beach.

The final value of the job approached $250,000.00 in waterproofing work, according to Bill Leys, the project manager for West Coast Waterproofing.

Desert Crete decking from Hill Brothers Desert Brand Decking & Flooring Division was installed on 139 decks, which were also rebuilt with new plywood and framing due to prior leaks. Sloping, crickets and scuppers will assure that rain water drains properly, and the Desert Crete system will provide the owners of the building, UDR (formerly United Dominion Realty Trust)with a low maintenance easy to care for surface that remains resilient to use and abuse from residents.

The biggest part of the project though, and the most prominent, is the 14,000 square foot Courtyard. The old concrete planters in the courtyard with overgrown landscaping were removed, then West Coast Waterproofing removed the old urethane coatings from the entire courtyard, scarifying, scraping and bead blasting the surface down to the original concrete substrate, then a Hill Brothers Desert Brand decking system, Desert Flex.

After prepping the surface, a leveling/bond coat was applied, and then the task of applying polymeric waterproofing was performed. Staffing levels were high, as the weather in February/March was fickle and protecting the parking garage and storage below was vital. The 14,000 square feet was successfully waterproofed in 2 days, with the screed coat placed on days 3, 4 & 5. Sloping in many areas was performed to improve drainage issues that the Courtyard suffered from.

A new raised deck system was built over the courtyard in the main area, with new modern planters and landscape plants. ADA compliant ramps and sets of stairs provide access to the new common area.

Hill Brothers Desert Brand division worked closely with us to ensure that the system tied into the drains and that the Bison Brand deck supports were compatible with our system.

Along with the decks and courtyard, West Coast Waterproofing provided all of the planter waterproofing, applying Tremco 250GC to apx 3000 square feet of planters on the exterior of the building.

With all new modernized apartments, a fresh look on the building and Desert Brand decking, the building is a place we are proud of working at with the General Contractor, Cal Building & Maintenance (CBMI) of Hawthorne.

Pine Avenue marks the 2nd major rehab job with CBMI, West Coast Waterproofing having redone the decks on a project of their last year in Marina Del Rey on Northstar.

Olive's Driveway Restored







Olive is a 90+ year old who had looked at her poor cracked driveway for 25 years, wondering what to do with it...

She called Masterseal of San Clemente (949-355-5031) one day and Dave DiBaggio came over and looked at her job and said "Olive, This driveway doesn't need to be torn out, it needs to be fixed and an overlay put down."

So that's what happened, for a fraction of the cost (and time) to tear out the old, and pour a new slab.

Roof Deck Rehab in Morro Bay






West Coast Waterproofing (805-331-0700) recently completed the replacement of a 1000 square foot roof deck in Morro Bay.

The house was built apx 12 years ago, using a Dex-O-Tex slip sheet system installed by a local contractor. The deck installation wasn't done correctly from the start, the owner had problems with the job from the get go, and Crossfield had to inspect the job and make recommendations to repair problems left from the original install. Sloping issues, venting the slip sheet and ponding water all contributed to the early demise of the decking system, leaving the owner with little choice but to repalce it way sooner than should have been necessary.

In looking at jobs, one thing I always ask about is what the intended use is going to be. One of the uses for this deck was that a hot tub would be placed on the membrane. That information should have been enough for the installer to realize that Dex-O-Tex Weatherwear's system probably wasn't a suitable choice for this install, as the slip sheet must be able to "move and slip" over the substrate. Since a heavy hot tub was going on, this would restrict the movement.

We recommended tearing off the existing membrane, reusing the flashings if possible.
After stripping it off, we found only a couple of rusted areas of flashings, replaced those and then installed a Desert Crete decking system over the plywood deck.

The new deck looks great, the owner is very happy and we're confident knowing that the home will be well protected for years to come.

Log Cabin Home with Dex-O-Tex On It.





Not really a Picture of the Week, but some interesting pictures never the less...

My buddy Dave DiBaggio of Masterseal is doing this job in Orange County...not a typical house that you think you'd see in the OC, but a real log cabin up in the canyons and mountains above Anaheim.

This is the email I got from Dave describing the job...very cool job, very cool home. Hi guys,

This is the 3000 sf Fracture Resistant Membrane System installed for use under spaced wood decking and flagstone on the xxxxxxx Residence in Silverado. They are the ones who pressed for the 10 year warranty.

Metal lath + A-81 basecoat, A-81 sloping, 40 mils Barrier Guard with RPII fabric and Resistite protective coating was used. It was flood tested by the freak deluge last week (Williams Canyon is the next one over) and did not leak.

Flashings were stainless steel with SS nails and primed with AF Bondcoat.

Drains were Thunderbird copper balcony deck drains and tile drains with copper nails. The metal lath was held back to avoid contact with the copper and two plies of Barrier Guard and RPII fabric were installed around the drains for extra protection.

Lexel co-polymer sealant was used at all metal joints. The substrate was 3/4 ich - 1 inch exterior plywood (no OSB).

Plan on coming out to see this one in a few weeks. Its a
$2.5 custom log house type construction job that will make the OC magazines when its finished.
